Booking Terms & Cancellation

Your reservation

• Checkin after 3:00 PM · checkout by 11:00 AM. Self checkin with a smart lock; your door code arrives before arrival day.
• Maximum 10 guests. The reservation holder must be 21+ and present during the stay.
• Quoted totals include the nightly rate, a $150 cleaning fee, 13% Alabama lodging tax (4% state, 2% Lee County, 7% City of Auburn) and a 3% card processing fee, each shown as its own line before you pay. No surprise fees at the door.
• Nightly rates vary by night. Weeknights, weekends and high-demand dates such as home-game, graduation and move-in weekends are priced differently, and some dates carry a two or three night minimum. The calendar marks those dates, and your exact per-night breakdown appears before payment.

House rules

• No pets, no parties, and no smoking anywhere on the property.
• Small gatherings, photo sessions and similar are possible by prior arrangement with us.
• Quiet hours after 10 PM; our neighbors live here year-round.
• Commercial photography is possible by prior arrangement with the hosts.

Paying for your stay

Half of the total is charged when you book, and the balance is charged on the day you arrive, to the same card. Rates, taxes and the card processing fee are all shown in full before you confirm, so the number you see is the number you pay.

Cancellation policy

Cancel 7 days or more before checkin and you are refunded in full. Inside 7 days we are not able to offer a refund, because a house this size rarely rebooks at short notice.

Some high demand dates require full payment at booking, typically home game weekends, and other dates we cannot resell late. You will be notified prior to booking when this applies.

Reservations made through Airbnb or VRBO stay under that platform’s own policy. The terms on this page apply only to bookings made here, and the two are set separately, so a change made on Airbnb or VRBO does not change what you see above.

Deposits & damage

Nothing is held at booking. On the day you arrive, a $500 damage hold is placed on the card you booked with. It is an authorisation, not a charge: the money stays yours, it simply shows as pending with your bank. It is released within 2 days of checkout unless something is damaged beyond ordinary wear, in which case we charge the repair or replacement cost from the hold, release the rest, and tell you exactly what and why.
